Searching for a new home can be so exciting. It can also be a little daunting. Never fear… Value Build Homes has years of experience helping new home buyers make their dream home a reality.
The first steps to homeownership include figuring out where you want to live, what you can afford, and what you want in a home. Here are a few things you need to do when starting your journey to building a new home:
- Secure Financing
Once you’ve settled on the perfect plot of land, it’s time to get your financing in order. Are you buying the land outright and financing the house? Or do you need everything rolled up into one mortgage? In order to know how much house you can build on your land, you’ll first need to speak with a lender who specializes in new construction. The most common type of loan for building a home is a construction-to-permanent loan, but not all lenders offer them. For more information, speak with one of our preferred lenders.
- Choose Where You Want To Live
What are your lifestyle requirements? Do you want to live in an established neighborhood, or farther out where there’s more space? Consider the area’s culture, the length of your commute to work, and the quality of the schools. Then factor in access to services, shopping, entertainment, and medical facilities.
Once you’ve narrowed down the general areas where you want to live, it’s time to find a plot of land to build on. A lot goes into the land buying process, and easements, zoning restrictions, and environmental variables all must be considered. But it doesn’t have to be a daunting experience. At Value Build Homes, we can connect you to a lot specialist who knows what to look for and which questions to ask, to make sure you get the best land possible.
- Choose Your Floor Plan
Now that you know where you’ll live and how much house you can afford, you can start planning out the floor plan! First, consider how you will live in your home. Do you need one or two stories? How many bedrooms? Do you need play space for children? An oversized garage for recreational vehicles? Outdoor entertainment space? Take your time and look through all the floor plans from your favorite builders. Narrow it down to a handful, then make an appointment to begin the customization and design process. Next comes the part you’ve worked so hard for – construction of your dream home!
