You can work with Value Build professionals through this simple process to build your dream home — your land, your way. 

Step 1: Land review 

Whether you already own or need help finding that perfect plot of land, the home building journey starts with a dedicated new home consultant. Together, you’ll work to discuss vision, lifestyle, floor plans, and budget. We will then schedule a walk around the lot to evaluate your land and prepare an estimate of development costs. You’ll be ready to sign the purchase agreement, locking in key details such as costs and selections. 

Step 2: Site evaluation  

After signing the purchase agreement, Value Build Homes will schedule an on-site meeting at your property. During this time, we’ll walk through the land together and provide expert guidance on the ideal placement of your home to maximize curb appeal, functionality, and value.

We’ll also review your estimated land development costs, which were curated in Step 1 through our Allowance Management Program (AMP). While these costs are your responsibility, we manage the entire process to make your experience simple, transparent, and affordable.

Step 3: Plan selection 

The third step is to finalize your features, finishes, and floor plan selections. Our team will work with you every step of the way to design a home that reflects your style, needs, and vision. You’ll meet with your new home consultant to review your personalized architectural concept plan, tailored to your chosen floor plan, structural options, and property specifics. This is your final opportunity to make non-structural adjustments without administrative fees.

Step 4: Permits and preparation 

Once your floor plans are finalized, Value Build Homes will secure permits, order materials, and schedule the skilled trade partners to bring your custom home to life. You’ll also meet with your field manager and division president to walk through the entire building process to ensure you are fully informed and prepared for construction. 

Step 5: Construction  

The construction step is where your home truly comes to life. Your field manager will lead the way, keeping the build on time and hassle-free. Construction includes 10 key phases, including: 

  1. Initial land preparation

  2. Footings

  3. Foundation

  4. Framing

  5. Rough-in

  6. Drywall

  7. Trim, interior doors, and cabinets

  8. Painting

  9. Flooring

  10. Cleaning and wrapping up

Step 6: Closing 

With our 100% move-in guarantee, your final phase is as exciting as the first. Your project manager will walk you through your new home, identifying any last tasks that must be completed before move-in. With your written acceptance, we’ll arrange the key exchange so you can move into your new home.
