Building A Custom Home vs. Purchasing A Modular Home
When you build a custom field-built or site-built home, your builder helps you create a home that is uniquely yours. If you are interested in custom-built homes, they can be found at all price points. ValueBuild Homes uses high-quality materials when building our customized homes to ensure long-term value and durability.
What To Expect From Custom Home Builders
Choosing betweencustom homesormodular homesoften depends on how much you want to be involved in the home building process. If personalization is important to you, then opt for a field-built, custom home. You will choose everything, from the size of the home to the floor plan to the design, and more.
When building a customized home, you are involved in the entire process and will have the opportunity to make most major decisions. Custom home builders don’t have a package for you to go through when you are deciding the type of home you want to build. Instead, they allow you to be completely in charge of your design. You might even be able to supply a floor plan drawn from scratch and your home builder will bring your drawing to life.
Personal Preferences
Designing and building a customized home will allow you leeway when it comes to features and options. If you are looking for something unique, like a reading nook for the kids or a pet palace under the stairs, production homes are not likely to have that option. But when customizing a home, you can choose unusual features and your builders will make it happen.
Desired Location
Location is important when you build a home, as you will most likely be living in this location for many years. Production homes are usually located in the suburbs in communities surrounded by similar homes. If you want to live in a less developed area, afield-built, custom homemight be a better option.Field-built, custom homescan be built wherever you desire.

7 | MOVING IN
The day you’ve been waiting for has arrived! You are now proud homeowners. While construction is complete, our warranty process begins to ensure your home is taken care of.
Hassle-Free Financing
Ready to start the process but not sure where to begin? Building a new home is one of the most significant investments you’ll ever make. We work with you every step of the way to ensure you thebest financing package possible.
CASH OR LAND-EQUITY LOAN
While you may be able to pay cash for your new home, many buyers choose to finance. If you already own land, you may be able to use a land-equity loan (with your land as collateral) in lieu of a cash down payment.
CONSTRUCTION TO PERMANENT LOAN
If you plan to finance, we recommend a Construction to Permanent Loan, which offers the ease and convenience of a one-time loan closing. It provides financing for both the land and the home, and you have the option to amortize this loan for up to 30 years. Whether you own the land or are financing the land, you can finance your home purchase with this loan.
1 | CHOOSING YOUR LENDER
Find an experienced lender and loan officer, skilled in assisting clients looking to finance this type of home construction project. At ValueBuild Homes, we regularly work with several reputable mortgage lenders who can help you.
2 | GETTING APPROVED
The Construction to Permanent loan approval process is similar to that of the standard mortgage loan process. The lender will review your credit history and credit score and you’ll be asked to provide documentation listing your income, assets, and liabilities.
3 | CLOSING THE LOAN
You and your builder will sign documents to keep the process moving. Once documents have been signed, funds will be issued in “draws” throughout the process. After loan closing, construction begins! During construction, you make interest-only payments on the monthly loan balance.
4 | TRANSFERRING TO A PERMANENT LOAN
When construction is complete, your lender will disburse the final “draw”, the final inspection is completed, and the Certificate of Occupancy is issued. Once all construction payments have been received, you can move in. Then the loan transfers to a permanent loan, and you begin making monthly principal and interest payments.
