Our customizable floor plans, combined with our affordable pricing, make it possible to pick and choose the features and amenities you’ve always wanted without cutting corners or sacrificing quality.
Here are just some of the features your new home can include:
Foundation
- 32" tall block foundation w/ exposed CMU block all 4
sides.
- Back steps will be wood. Steps and rails to be built based on
32" foundation. Higher foundation with more steps and linear footage
of rail will result in extra charge.
- Front porch will be pressure treated wood with steps based on
32" foundation. Higher foundation with more steps and linear footage
of rail will result in extra charge.
- Wood rails and pickets are optional based on what is needed for code
requirements based on the height of the foundation (standard foundation
has no rails).
- Vapor barrier installed over 90% of crawl space to protect
against moisture.
- Gravel covered daylight drain to also protect against moisture.
Floor System
First
- 2x10 floor system 16” o.c. engineered to meet the needs of every
home.
- Subfloor is ¾" tongue and groove OSB, which is glued,
nailed, and screwed to the flooring system.
Second (Where applicable)
- Engineered floor joist/trusses.
- Subfloor is ¾" tongue and groove OSB, which is glued,
nailed, and screwed to the flooring system.
Wall System
First
Exterior Walls
·
8' tall
2X4 walls at 16" O.C. Protected with house wrap underneath maintenance
free vinyl siding.

Synthetic underlayment or equivalent will be used behind
optional stone and brick veneers.

EXTERIOR DOORS
- Front doors are 3/0 raised 2 panel fiberglass with a double
bore for dead bolt.
- Front door will be painted white.
- Garage Entry and rear doors are double bore for dead bolts where
applicable on the plans.
- Rear doors are 5/0 vinyl sliding doors (rear door sizes may
vary per plan).
- Garage Access door into home will be a 20-minute rated fire
door 2 panel with a single bore (deadbolt optional).
WINDOWS
- Grids are 4 over 4 standard, sizes and locations are (per plan).
- Screens for operable sashes included.
- Windows are single hung, vinyl with a built in J-channel and
low "E" glass.
- Maintenance-free vinyl shutters in featured sample colors (per
plan).
- Windows and doors are taped and sealed with polybutylene for
added protection.
Insulation & Energy Efficiency
- Fiberglass insulation R-13 installed in between exterior wall
cavities (per local energy code and zone area).
- R-38 Blown in attic insulation over ½" smooth finished
sheetrock (per local energy code and zone area) Note: some areas not
accessible from the attic will require batt insulation.
- R-19 crawl space floor insulation (per local energy code and zone
area).
- Insulated with R-19 Batt insulation (per local energy code).
Siding

Interior Trim & Doors
- Raised 2 panel, pre-hung, hollow core doors with 2-1/4"
casing.
- Brushed nickel hinges and door stop hardware.
- Knee wall caps will be covered with 1x8 paint grade wood with
2-1/4" casing bordering the underside.
- 3-1/4" paint grade baseboard will be installed throughout.
- White painted shoe molding will be installed on all vinyl,
laminate, tile, and hardwood flooring.
- Shoe molding on cabinets will be stained to closely resemble
the color of the cabinets.
- Pull down stairs w/ pull string for access attic space (per
plan).
