FAQs

How do I get started building a house on land I already own?

  • The first step is to contact a build-on-your-land builder, like Value Build Homes, for a consultation. A dedicated new home consultant will evaluate your land, design preferences, lifestyle goals, and budget, so you can move forward confidently in the home building process.

What happens during a homesite evaluation?

  • The Value Build Homes land evaluation process offers strategic insights and expert recommendations for your future home. During a homesite evaluation, our team will assess topography, soil conditions, trees, driveway, utilities, deed restrictions, municipality requirements, and existing structures. This process will help you understand the full cost of your land and site preparation so you can avoid costly expenses later in the process.

Do I need to provide my own house plans?

  • You do not need to provide your own house plans. Value Build Homes offers a wide variety of floor plans to choose from. You can also work with our design team to create a fully custom floor plan perfectly tailored to your land.

Can I make changes to a builder's standard floor plans?

  • You can choose a standard floor plan and customize it to fit your needs. You can adjust the layout, add flex rooms, and customize finishes to create a space that fits your preferences.

How long does it take to build a house on my land?

  • With Value Build Homes, construction generally takes between eight and 12 months from start to finish. We work to keep the process on schedule, keeping you informed every step of the way with a 100% move-in guarantee.

What if my lot is sloped or has unusual terrain?

  • With extra site preparation, our floor plans are designed to adapt to wide, sloped, and uneven lots. Value Build Homes evaluates the land during the homesite visit and will recommend design adjustments to ensure your home fits securely on your lot.

What kind of site work is required before building starts?

  • General site work includes clearing trees and obstacles, grading the land, and coordinating utility connections before construction can begin.

What utilities do I need before building?

  • Before building, essential utility connections include electricity, water, and a sewer or septic system. Additional utilities like gas and internet should also be considered.

What is the home building process, step by step?

  • The Value Build Homes building process is a simple six-step process that ensures your home is built efficiently, on time, and precisely to your specifications. Building your dream home involves a land review, site evaluation, floor plan selection, securing permits, construction, and closing.

Can I visit the construction site during the build?

  • You can visit the construction site during the build process, but it's important to coordinate with the builder and follow their safety guidelines. We encourage homeowners to visit their homes during key milestones through a safe and organized visit.

How will I be kept informed about the progress of my home's construction?

  • We provide regular updates throughout the building process to keep you informed. Our process includes milestone reports and scheduled check-ins, which allow homeowners to ask questions, view progress, and move forward with confidence.

What is the protocol for visiting the job site?

  • When visiting the job site, homeowners must coordinate with Value Build Homes for safety and efficiency. Scheduled visits are encouraged at key construction milestones to observe progress without creating safety risks.

How do you ensure the quality of materials and subcontractors?

  • Value Build Homes carefully selects and works closely with reputable subcontractors to ensure every aspect of your home is built to high standards. We use high-quality materials and conduct ongoing site checks throughout construction to ensure quality, durability, and a flawless finish.

What is involved in the final walkthrough, and when does it happen?

  • The final walkthrough occurs once construction is complete and before you move in. During this visit, you'll review the home with a Value Build Homes team member to ensure that all features, finishes, and systems meet your expectations. Any incomplete tasks or damaged items will be addressed before closing.

How is the Certificate of Occupancy (CO) obtained?

  • To obtain the Certificate of Occupancy (CO), local building inspectors will review your home to ensure it meets all safety codes and regulations when construction is complete. Once you pass inspection, the CO is issued, allowing homeowners to move in.

What happens if there are delays during construction?

  • While we aim to keep construction on schedule, delays can occur due to weather, permitting, or material availability. However, along with prompt communication, we provide a 100% guaranteed move-in date, ensuring your timeline stays on track.

What happens if I change my mind about something mid-build?

  • If you wish to make changes during construction, we'll review your request and provide guidance on the timeline, cost, and feasibility impacts. We prioritize clear communication to ensure your adjustments meet your goals without compromising quality.

Do I need to have permits before meeting with a builder?

  • You do not need to have permits before your initial meeting with Value Build Homes. We'll help you evaluate your land, review local regulations, and guide you through the permitting process.

How do you handle unexpected setbacks, such as weather delays or supply chain issues?

  • Value Build Homes monitors the construction process closely and communicates promptly regarding any setbacks. We provide solutions to keep your move-in date on time without compromising quality and materials.
